Pilgrim Triton Project








A. LOCATION


    All land west of Hillsdale Blvd. (facing or towards Highway 92) starting from Pilgrim Street until the canal boundary.
    Also, some land south of Pilgrim behind Chevron, Vallejo, and Carl's Jr.  It covers a total of approximately 20.75 acres.


B. PROPERTY OWNERS AND APPLICANTS 

    Developer leading the project for property owners is Sares Regis.

    There are three property owners:
    (1) Northwestern Mutual Life
    (2) Foster City Executive Park Partners
    (3) ABM Development


C.  STATUS

    Environmental Impact Report (EIR) now in "Use Permit" phase; first study session held last July 15, 2008.


D. DESCRIPTION

    Existing Use: A total of over a dozen buildings which are all  one or two stories in height for industrial, commercial, and office 
                         uses.

    Proposal:

  • Aside from the current industrial, commercial, and office uses, the City Council rezoned the designation to allow residential establishments to also be built in the area.
  •  A total of 740 housing units are proposed, of which 540 housing units are between Triton Drive and Highway 92. Other housing units are spread throughout the complex. commercial, and office use.    
  • The table below summarizes the buildings proposed as of the EIR certification. The design continues to evolve. 



E. ISSUES AND CONCERNS


This project will generate 8990 car trips per day thru limited capacity streets and intersections. It will be very intrusive to its surrounding neighborhood and will dominate the skyline.

Located across a residential area of single-family homes which are one to two storys in height, they will tower over nearby homes polluting them with excess light and shadowing them in the late afternoons.  Huge loss of the privacy of a number of homeowners will also result.
