A. LOCATION

    Bounded by Chess Drive to the northwest, Highway 92 to the southeast, Foster City Boulevard to the southwest, and the 
    Canal  to the Northeast.
  

B. PROPERTY OWNERS AND APPLICANTS 


    Sares Regis Group of Northern California is the developer.  
    Northwestern Mutual Life and SeaCliff Property are the owners.


C. STATUS

    Environmental Impact Report (EIR) at transition from scoping to draft.


D. DESCRIPTION

    Existing Use: A total of eleven buildings; one- and two-story offices and warehouses with a total of about  190,000 square feet 
                          on 11.9 acres.  Foster City Athletic Club is in the complex. Development may be phased. 

    Proposal:
  • Demolish all 11 existing buildings and replace with the following Two 11- story towers and a 14 story tower The towers will have a common parking garage roughly three blocks long  parallel to Highway 92.
  • Total square feet will increase by more than four-fold from the current level of about 190,000 square feet to an estimated 800,000 square feet.               

E. ISSUES AND CONCERNS

    
(1) Traffic Bottleneck

      This Project is located at the worst intersection in Foster City in terms of congestion.


          (2)  Excacerbate the Oversupply of Rentals

                The addition of a signifcant number of commercials spaces from this Project will only worsen the glut in commercial
                spaces in Foster City.

          (3)   Density and Height
                
                  The project has high density and towering heights.
